LOCATION 

The site is situated off the northern end of Airedale Avenue, and is within a well-established residential area located 0.8 miles east of the affluent market town of Skipton (population c.15,000 persons). Longstanding housing lies across a railway line and Otley Road to the north west, with residential development to the south and south east. To the east is open / agricultural land,which is allocated for residential development in the Craven Local Plan. 

DESCRIPTION 

The site slopes down from south to north and extends to approximately 2.48 Ha (6.12 acres). It is currently open agricultural land and, with the adjoining area to the east, forms half of a larger site allocated for residential development in the Craven Local Plan (2012-2032). A grouping of trees lies to the north western side – adjacent to a railway embankment and is separated from the main area by an informal footpath. 

Tenure

The Property is being made available to purchase on a Freehold basis with offers to be invited by informal tender. Vacant possession will be available on completion. 

Planning Permission

Planning permission shall be granted subject to the purchaser entering into a section 106 agreement with Craven District Council, this can be viewed under application 2019/20463/20463/REG3 for the development of 53 houses with off street parking and all associated works. Although this may provide some general guidance, interested parties must undertake their own independent research and enquiries into alternative schemes and the viability of the existing consent. 

Procedure

Align Property Partners are inviting offers by way of informal tender, with submissions to be made no later than 1pm on Friday 28 October 2022. A pack containing additional information and offer forms is available from Align Property Partners on request. 

All bids are to be returned by 1pm 28th October 2022. Informal bids should be submitted on the offer form which can be provided upon request. The envelope should have no other name or mark (e.g. franking marks) indicating the identity of the sender. Offers will not be considered unless they are submitted and sealed in the envelope tendered. Any offer returned after the closing date will not be accepted under any circumstances. The vendor is not bound to accept or consider the highest or any offer. 

Legal Costs

Each party shall bear their own legal costs within this transaction. Should any party decide to withdraw for any reasononce the legal process has begun the party withdrawing shall bear the full costs of the other side incurred to that point.
